Getting ready to put a home on the market? Have you had a home on the market and it’s taking longer to sell than you had planned? In order to appeal to potential buyers a home needs to put its “best foot forward”. A great alternative to costly landscaping and remodeling projects is the practice of staging.
 
Staging is a great way to prepare a home to sell by making small simple changes designed to show off the best features of the home. Preparing a home by staging also takes the focus off problem areas and helps to maximize the spatial relationships in each room.
 
Here are some great tips brought to you by Hillary Ellis, owner of Simple Solutions, a home staging and decorating company.
• Focus on the most visible areas – the kitchen, living room, master bedroom, and family room. These rooms tend to be the “decision makers”.
• Maximize the size and best feature of every room. You want to arrange or remove furniture to make the space look and feel larger. Framed mirrors add dimension and create an illusion of space to any room.
• Open all blinds or curtains to allow natural light in every room and make sure that the window coverings are in good condition.
• Remove or minimize personal photos. People are naturally drawn to photographs and they tend to distract a potential buyer too much from the house.
• Remove all “collections”. Collections are very specific to a person’s taste and may turn off a potential buyer who does not share that taste.
• Organize closets. Take out unneeded items, arrange clothes by colors, and arrange linens by item type. All closets should look professionally installed.
• Clean windows both interior and exterior. Dust fans, light fixtures, and light switches.
• Organize the kitchen cupboards by item and size to maximize the appearance of space.
• Keep food separate from dishes. Line up items neatly and in cohesive groups.
• Make any and all functional repairs such as sticky doors, broken fences, drippy faucets, and replace burnt out or broken light bulbs.
