Activity Level is High in 2005
Colonial Properties Trust
NAIOP (national) has selected national award-winning Colonial TownPark at 1501 International Parkway, Lake Mary, as one of only four prestigious developments nationwide to be featured among its on-site 2005 Mixed-Use Summits. The Colonial TownPark conference will be held November 15-16, 2005. At completion, the 175-acre development will include six office buildings totaling 1.1 million sq ft, retail and restaurant space comprising 200,000 sq ft, two hotels and 450 residential units. With summits also occurring in Arizona, Colorado and Virginia, the NAIOP conferences represent extraordinary gatherings of high-profile developers, owners and related professionals engaged in the development of mixed-use projects. The Colonial TownPark summit will begin with a behind-the-scenes tour of the development, followed by discussion and in-depth study of the project. Lead developers, architects and planners will present a comprehensive review of the project’s evolution from the drawing board to groundbreaking and beyond. Participants will discuss such issues as creating the right mix of office, retail and residential components as well as dealing with zoning, tenants, infrastructure and more.

Headed by 32-year Orlando marketing veteran Kenneth H. Cristol, the 13-year-old consulting firm specializes in strategic marketing, brand management, publicity and advertising, and corporate communications.

Chambers & Partners USA Guide , an annual listing of the leading business attorneys and law firms in the world, lists 49 Greenberg Traurig LLP attorneys in its 2005 - 2006 guide. The Guide selects attorneys for inclusion based on thousands of interviews with practicing lawyers and with clients around the world. In addition to the individual rankings, Chambers & Partners ranked practice areas by geographic region. The firm received a No. 1 ranking for real estate; construction; litigation; bankruptcy; zoning/land use; and tax.

Yvonne Baker of Highwoods has represented the owner in a number of recent transactions: Dynetech Corporation has signed for 1,918 sq ft at Regions Plaza; Weisenfeld & Associates, P.A. has expanded to 3,225 sq ft; and Investor's Edge LLC has renewed and expanded to 1,663 sq ft at Regions Plaza. Palmer Engineering has renewed for 1,106 sq ft at Regions Plaza, 201 S. Waterhouse Investor Services, Inc. has renewed for 11,263 sq ft ; Metropolitan Life Insurance Company has renewed and expanded to 12,943 sq ft; and Rockwood Realty Associates, LLC has signed for 2,148 sq ft. C.T. Hsu + Associates
C.T. Hsu , Founder and President, has completed the nine-month 2004-2005 Leadership Florida program (www.leadershipflorida.org). Designed to promote statewide leadership, the members of Leadership Florida are dedicated not only to their local communities, but to their statewide community. The program involves two and three-day sessions held in cities throughout the state that focus on issues critical to Florida; relevant information on the state’s history, demography, diversities, and opportunities; and leadership training. Participants are selected based in part on their commitment and interest in serving Florida, their concern for Florida's welfare demonstrated by past community and statewide activities, their interest in seeking key volunteer and/or appointed state leadership roles, and their occupational responsibilities that have significant influence on important issues facing the state.
Hsu received the 2005 Hillard T. Smith Silver Medal Award from the Florida Association of the AIA at the organization's annual convention in July.
Jason Frazier has joined the firm as development specialist. Frazier will be responsible for providing market studies, site selection, feasibility studies, planning, design consulting, investment and development to the firm’s private sector clients.
HuntonBrady Architects
The firm has been selected to design the Seminole Community College (SCC) Heathrow Center, a new hub for technology workforce development and economic development throughout Central Florida. Envisioned as a collaborative space for college and community, SCC’s Heathrow Center will be located on a 6-acre site in western Seminole County along the I-4 corridor in the Colonial Center Business Park on AAA Boulevard. Phase one of construction features a 3-story, 65,000-sq-ft building that will house economic development facilities, multiple learning suites, a public suite, support services and building services.
HuntonBrady is also designing the new SCC Altamonte Springs campus. Construction will begin in 2006 on a 4-story, 100,000-sq-ft building that will feature a state-of-the-art Allied Health Education facility, expanded Associate of Arts and Language Studies facilities, and incubation opportunities for innovative learning techniques and technologies.
The firm has been selected to provide architectural design services for the Salvation Army’s new shelter for women, children and families in Orlando. The 23,000-sq-ft shelter will double the Army’s current capacity to 128 beds and also includes family bedrooms, common kitchen and dining areas, counselor and staff offices, a Life Skills classroom, and a playground.
Construction recently began on a new educational facility building for the Florida Hospital College of Health Sciences, which specializes in allied health and nursing education. The 63,500-sq-ft, three-story building will be the largest on campus and is the fourth building HuntonBrady has planned for the College.
Steve Belflower, AIA, an Associate Principal, was recently appointed by the Board of County Commissioners to the Orange County Urban Design Commission. He has served the Florida design community for more than 16 years. Steve also serves on the City of Maitland Code Enforcement Board and Lake Maitland Terrace Condominiums Board.
HuntonBrady was presented with two prestigious 2005 design awards by the Orlando Chapter of the AIA. The firm received an Honor Award for the H. Lee Moffitt Cancer Center and research Institute located at the University of South Florida in Tampa. The approximately 360,000-sq-ft expansion project was comprised of 144,000 sq ft of outpatient clinics on four levels, 215,000 sq ft of research labs, a conference and education center, a 300-seat auditorium, a 600-space parking garage and a central energy plant. The project was designed in collaboration with NBBJ, San Francisco. The firm also received an Award of Merit for the Hillsborough Community College Student Services building in Brandon.
J. Raymond Construction Corp.
The company recently negotiated the pre-construction contract for the West Volusia Towne Centre in Orange City with Realty Capital TCN Worldwide. The project is scheduled to begin construction in November. In addition, the company has negotiated the contract for construction on the Washington Mutual Orlando Square, which is scheduled for completion in September. The project for Sandlake OBT LLC/Ram Development consists of sitework and construction of the new 4,000-sq-ft bank building.
McCree Design Builders
McCree recently completed construction of several projects: A 3,530-sq-ft new office building for Enser Corporation’s Orlando location at 11873 High Tech Avenue; a $3.2 million, 26,000-sq-ft additional facility for the First Baptist Church of Mt. Dora located at 1000 East First Avenue; and the final phase of its third Orange County Government Head Start facility. The new Pine Hills Head Start is located at 6400 Jennings Street. The 20,000-sq-ft Phase II project consisted of the design and building of a 7,458-sq-ft dining hall and several administrative offices. The large dining hall will be available for community meetings..
Construction is underway on a new two-story addition to The Master’s Academy school gymnasium located at 1500 Lukas Lane in Oviedo, and the final phase is in progress on Country Club Oaks Townhomes located near the Country Club of Orlando.
Mechanical Services, Inc. (MSI)
MSI is wrapping up "fast-track" heating, ventilation and air conditioning work at three separate buildings on the main campus of Valencia Community College in Orlando. The firm is also serving as prime contractor for $600,000 of heating, ventilation and air conditioning work at the Florida Hospital College of Health Sciences’ new 3-story, 63,479-sq-ft Academic Building, Phase 4, at 671 Winyah Drive.
Work is underway on more than $1.6 million of heating, ventilation and air conditioning work on Osceola County School Board’s new 2-story, 122,121-sq-ft Elementary School E located on Ham Brown Road in Kissimmee, under its contract with Williams Company.
With $25 million in 2004 revenues, MSI is the sixth largest mechanical contractor in Florida, according to the annual "Top Specialty Contractors" issue of Southeast Construction published in August.
Mercantile Commercial Capital (MCC)
Business has been brisk in 2005 for MCC. The firm announced that construction has been completed on the Burgos Medical Associates facility in Kissimmee (construction loan: $1,787,621). A company spokesman projects that the firm will close 60 loans in 2005 worth $70 million. The company closed 26 loans worth $27.5 million in 2004, its first year of operation.
MCC was named by the Orlando Business Journal as the "Best Place to Work in 2005," with the highest score in all four categories of its size of companies. The data was collected anonymously through an on-line survey of employees by QMR Market Research and represented information gathered from nearly 100 qualified companies in Central Florida.
MCC, which offers U.S. SBA 504 loans for small business owners who want to acquire or develop their own facilities, will conduct free workshops for entrepreneurs and business and financing consultants on September 14 at the Disney/SBA National Entrepreneur Center (NEC) at 315 E. Robinson St.
Nodarse & Associates, Inc. (N&A)
Nodarse will be opening a full-service Polk County office, with soils and concrete laboratories, in September 2005. This 2,000-sq-ft facility will be located in the Heritage Business Center in Lakeland.
The firm has begun providing materials testing and threshold inspection services for The Vue at Lake Eola, a 35-story condominium and a 660-car cast-in-place parking structure at the corner of East Robinson and Rosalind Ave. The tower will be Orlando's tallest residential building.
Pertree Constructors, Inc.
Pertree has been selected to build IPANEMA III, a new 44,500-sq-ft office/warehouse condominium designed for multi-ownership. The project, located on Exchange Drive (south of Sand Lake Road), is being developed by the Norbert Corporation. Construction value is in excess of $2 million.
Pertree has also been selected to construct two new spec buildings in Orlando’s I-4 Commerce Center. Building #5 will be a two-story office building containing 12,000 sq ft. Building #3 will contain 48,000 sq ft and will be sold to multiple owners who desire office/warehouse condominium units. The construction value of the two buildings is in excess of $2,500,000.
The firm is providing construction services for the Phase IV expansion of the Global Business Center, located near the Orlando Airport. The project will add buildings 8, 9 and 10 to the development, offering a total of 33,000-sq-ft of new spec office space. Construction value of the three new buildings is in excess of $1.3 million.
Pertree is completing a number of restoration and repair projects for Schoolfield Properties at various retail and office locations in Osceola County. The work was required to address property damage resulting from the hurricanes that impacted the area during 2004. Investment properties with more the 600,000 sq ft of space were affected by the high winds and rain. Schoolfield has also selected Pertree to complete a major canopy renovation of the Mill Creek Mall located in Kissimmee.
Orlando Development Group has selected Pertree to construct two new industrial buildings (totaling 24,000 sq ft) in the OWGR Commerce Center. Units in the buildings will be marketed and sold as office/warehouse condominium space.
Two additional construction projects are underway, valued in excess of $3.5 million: A 3,100-sq-ft, free-standing fitness center that will be the newest addition to the Caribe Royale Orlando Resort; and Ipanema II, a 2-building complex of office/warehouse condominium space that is being constructed on a 4-acre site in the Crownpointe Commerce Center.
Tri-City Electrical Contractors, Inc.
The new 11,000-sq-ft Colonial High School athletic facilities project has been completed under a contract with Skanska USA Building, Inc. Tri-City is also nearing completion of more than $600,000 of work on the 60,348-sq-ft Orange County Sheriff’s Central Complex, Phase III, in Orlando, under its contract with R.C. Stevens Construction Company.
Work has also been completed at the new 228-unit Garfield Place Apartments in DeLand, under a contract with Winter Park Construction; at The Legacy at Crystal Lake, a 268-unit apartment home community in Port Orange, under a contract with SSW & Bush Construction; more than $100,000 of work at the new 13,000-sq-ft Orange County Fire and Rescue Helicopter Hangar at Orlando Executive Airport under a contract with H.J. High Construction; and $700,000 of work at the new 4-story, 162,000-sq-ft Baldwin Pointe Office Building at 2237 Upper Point Road in Orlando, under a contract with Brasfield & Gorrie..
Work is underway on $550,000 of work on Northland Church’s Education/Classroom Building in Longwood, under its contract with The Collage Companies. The 26,000-sq-ft facility is slated for completion in October 2005. Also underway is more than $500,000 of work on the new 85-unit upscale Baldwin Park Condominiums in Orlando under a contract with Harkins Development.
WELBRO Building Corporation
WELBRO is providing construction management services for the Bonneville Elementary Schools for Orange County. The project consists of renovations and additions to the existing Bonneville campus to bring it to Orange County Public School’s prototype standards and eliminate existing life safety/fire deficiencies. Project includes demolition, site work, landscaping, renovation of existing and construction of new parking areas, 75,200 sq ft of new building additions, and new underground utilities. Completion is scheduled for February 2007.
WELBRO has completed the Nickelodeon Family Suites by Holiday Inn. Suites are decked out with favorite Nick characters, such as Spongebob SquarePants and others. A million dollar state-of-the-art theater will present nightly live, interactive Nickelodeon family entertainment. The complex also includes a giant pool with waterslides, flumes, poolside games, multi-story waterplay features, an erupting geyser and an ultimate splashdown under a 400-gallon dump tank. The Mall, which is the hub of activity for the hotel, houses a food court and a 3,000-sq-ft game room.
WELBRO has also completed the UCF Rosen College of Hospitality Mangement Student Housing Facility, which is comprised of two 4-story buildings (148,000 sq-ft of conditioned space; 109 units providing 392 student beds.
The company topped out three projects in August: the Residence Inn at Cape Canaveral, a 4-story, cast-in-place building; 150 units; completion scheduled for February 2006); the Fairfield Orlando at Bonnet Creek Resort Phase II, Building 3 (122 units; 9-story timeshare; approximately 204,050 sq ft; scheduled for completion in May 2006); and the Daytona Beach Homewood Suites (4-story; 94 units; scheduled for completion in February 2006), located at the south end of Bill France Blvd., across from the Speedway.
In a recent survey organized by the Orlando Business Journal and QMR Market Research, WELBRO was selected as the number-one "best employer company" in the large company category (100 - 300 employees).
